Preston is a seaside conurbation of Paignton, located to the northern edge of the Town between Paignton and Torquay. Preston has a popular beach and is a great destination for both local families and holiday makers, with its easy access and safe swimming.
The beach front is adorned with traditional beach huts during the summer months and has a wide, level promenade to the front. The subject property, a former public convenience block, is located towards the northern end of the beach, adjacent to the access road off Seaway Road, which links to Marine Parade.
Torbay Council - represented by the TDA – is proposing to redevelop the current public convenience building to create a restaurant/bar/cafe premises, subject to planning and available to let. The artists impression provides an initial visual idea to how the unit may look however planning consent will need to be secured for any scheme; this will also cover outside space. The property is being offered to be let on a fully repairing and insuring commercial lease. The length of lease and further terms are to be negotiated.
Torbay Council will approve a scheme jointly with successful applicant, with a view to submitting plans to obtain planning permission. A rental level will be negotiated and reflect the final scheme and space available. It is envisaged that Torbay Council will develop the property with the incoming tenant, receiving the building in a shell condition. The new tenant will be responsible for the fit out, furnishings, decoration and equipment for the new unit.
